House hunting realities

Who is addicted to HGTV shows like "Property Virgins" and "House Hunters?"  I love those shows and, despite knowing they are not reality, I expected more of what you see on tv to be reality.

We moved to the Austin area with the hopes of buying a house.  Houses here are not cheap but they are much cheaper than southern CA.  The housing market is hot and we learned that bidding wars happen here like they do in Cali.  Our apartment is in the 'burbs about 20 minutes from the heart of Austin and we fell in love with this area.  Naturally, we wanted to find a house near where we currently live.  

When we started browsing earlier this year, we got a reality check as to what we could buy in this competitive market.  We met a fantastic realtor at an open house and she offered to show us around the area.  During that 6 hour tour (did I mention she is fabulous?!), we discovered little pockets of the area that we did not know existed.  We also realized we could get more bang for our buck by moving even farther from the city....hello, country living!

Our realtor told us that prices skyrocket spring through fall and we decided to start looking seriously sooner than anticipated.  The neighborhood that caught our eye the most is a small community and few houses come on on the market in our price range; we knew we would have to jump on any that we liked.  At the end of February, we looked at several homes and fell in love with one and put an offer on it.  That experience was nothing like what we see on HGTV!  A bidding war developed and we lost the house (possibly to an all cash offer) and it stung.  

We kept looking and settled on a new build that appeared to be a great investment.  Our offer was accepted two days before we left for Costa Rica.  Note: It is not recommended to try and buy a home when you know you are traveling out of the country! We returned to a load of tasks to complete for the underwriter/mortgage company and we prepped for an April 15th close.

This past week, a series of events occurred in which we wondered if a body was buried on the lot next to ours and the outside inspector we hired wrote up a 30 page inspection report and flagged numerous code violations.

When I was driving the area a couple weeks ago, I saw something strange on the lot next door; I showed it to my husband and told our realtor about it the day of the inspection.  We dug to get to the bottom of the creepy sign mystery and (thankfully) learned it is not a grave marker!

Seeing this on the lot next door was just a little freaky!

We quickly backed out of the contract (whew!) and revisited a house under construction that had never left my mind.  In the course of 24 hours, we backed out of a contract due to discovering fraud and put a contract on a different house!  Fingers crossed that it will be our home in a couple of months!

We still have to vacate our apartment since we had ended our lease early but we got an extension of a few weeks.  Since there is a gap between when we move out of it until the house closes, I had to find us a place to live.  VRBO to the rescue!  I think I found a place to rent for a month.  

How do I cope with all this crazy, stressful stuff?  I run and workout!!!  Running and other forms of exercise I do (pilates, barre, yoga, kettlebell) I feel are are gifts from God during the trials of life.  I am grateful to have an outlet for relieving stress during weeks like this.

Next big decision--- What treadmill to buy!

The Maze 30K Race Report - Free Ice Baths!

Hi y'all!  I hope you had a fantastic week.  I am catching up on writing about last weekend's fun running "The Maze 30K."

We are in the middle of buying a house and last Saturday was spent running errands and sofa shopping; Saturday night and at 5am Sunday when I woke up, I felt I had a million things to do and I felt guilty for spending Sunday morning running and almost bailed on the race. Running is my way of dealing with stress and  I am glad I got the mental break I needed by doing the race.

In December I signed up for Austin's Rogue Running Trail Series.  I planned on training and building my long run up to at least 18-20 miles.  That did not happen as I hoped since other things (ie. shopping for a house and sleeping) took priority.  In California, trails near my house did not have trees and many did not have rocks but they had climbs of 500-2000 feet; here trails are flat but have rocks and tree roots.  After destroying my ankle and dislocating a finger on a rocky course several years ago, I am not a fan of rock or other tripping hazards (including my own feet!).  So, I know I need to spend more time on TX trails to adapt.

Since my trail running has been limited, I knew the race and distance would be tough. My other recent long run, a 15 miler, was my 2nd 15 miler since taking a forced break for about half of last year; I was nervous about running 30K since I knew I had to pick up my feet (instead of slogging along....) for longer than that.

I set one big goal for The Maze at Walnut Creek Park-- to finish without getting injured!  My plan was to run slowly and focus on lifting my feet.  The race director's email mentioned water crossings, so I was prepared for that and mud.  I looked forward to exploring more of Austin's trails.

The course was three loops of the 10K course.  I am typically not a fan of repeating loops but I enjoyed it because I learned the course hazards and it helped me pace myself.  It was cold for Austin at the start and my fingers were number for the first 1.5 loops.

The ice cold water crossings (2 per loop) became short ice baths for me; my feet were number afterwards and it took a lot of concentration to avoid tripping and falling.  I joked with another runner that the course had free ice baths.  The course was EXTREMELY well marked, which was much needed since it was constantly winding and no trails were marked in the park.

I paced myself well and each loop took about 65 minutes -- slow for me but the water crossings and being super cautious to avoid tripping over rocks and roots made better safe than sorry totally fine with me.   I forgot my camera so I did not capture any pictures during the race but that was probably for the best since snapping pictures while running can be a recipe for face planting.

The finish line was very low key-- cross the finish line, take off the timing chip and have the opportunity to grab tacos under the pavilion.  The next race in the series is in a couple weeks and I know I will not be running much the next two weekends, so it will be interesting to see how well I survive it.  No matter what, I love spending hours on trails!

Easter at Pace Bend Park

I hope you had a fabulous Happy Easter!  Since our church had service on Friday, we attended that evening and that meant I could get out for a run early on Sunday (ie. no excuses!).  For me, trail running is a way to connect with God and it gives me time to clear my head and be grateful for being able to run.

Continuing my exploration of the Austin area trails, I went to Pace Bend Park in Spicewood, TX.  Thankfully I had read others' comments that the trails were not well marked and that getting turned around was easy.  I did not even spot the trailhead while looking for a place to park!  That combined with wondering if I was going to be ticketed since I did not have a parking decal (no one at park entrance when I arrived) made me feel very "off" starting my run.  

I had printed a trail map at home and it immediately seemed off when the "bulk water station" location did not match the map.  When I started running trails, I learned that trail running requires being adventurous and in this park,  I knew that even if I got lost, I would not be far from a park road. 

I parked at a camping area near one of the coves off Lake Travis and soaked in the sights -- just what I needed this Easter.  I ran down the road towards the park entrance for about a mile before finally finding a trail entrance.   Along the way, I battled myself over how far I would run.  Mentally, I was not convinced I could run 15 miles-- the distance I needed prior to next week's 30K.  I've struggled with getting the confidence to run longer distances this year.

Once I hit the trails, I still doubted myself but basked in the joy of being on trails.  There were times when I was unsure if I was going the correct direction and I pulled out my phone to take pictures with hand signals to help me find my way back; based on the maps, an out and back was the only way I could get in my mileage.

I decided to run out 4-5 miles and turn around since I doubted my legs could do 15 on the rocky terrain; I was super cautious on the rocks and tree roots and I remembered that training on rocky terrain makes it easier!

I turned around close to being 5 miles out and thankfully the return trip was not confusing to me.  I made it back to my car and decided to go back out for a couple of miles and call it at 12 miles.  I convinced myself that I could not do 15 miles since my legs felt like they were dragging.

I ran out the same path along the road and spotted a trailhead that I somehow missed previously.  I decided to run it out and turn around after about a mile....somehow I got turned around at one of the junctions, ran the wrong way (recognized it from the out/back from the other trailhead) and then just decided to go back the way from my prior out and back. I heard cars on the park road and knew I was not truly lost--- thankfully! Since I was at 14.60 when I got back to my car, I ran past it on the road and back to make it 15 miles.  I guess my body decided that it could do the mileage and got lost to force me to do it!

The only negatives about the park are that the trails are not well marked and they are relatively flat; the trail markers have numbers on them and the map online names the trails and does not give numbers (odd!!!).  I hoped for some hills during the run but it was barely any up/down.  Overall, I loved the park and the seclusion of the trails and see running them frequently since they are nearby.

Canyonlands trails


Last weekend the weather was gorgeous and I went to Canyonlands park in Lakeway.  This was only my second time running the trails and I get nervous running trails alone; after dislocating my finger and ripping up my ankle during a rocky race, I get skittish about rocky trails.

I parked on Trophy Drive to enter the Canyonlands Park (tons of street parking and easy to find) both times; the trails were very beautiful and peaceful and nearly empty.  

The trails I ran lead to "Mount Lakeway" and that rocky climb is supposedly one of the best climbs in the area. 

On New Years Day, since Alan has not been running, I opted to keep us on flat land with fewer rocks.  Since the prior weeks had been very tough, a run was a fantastic way to share a beautiful day out in nature together and focus our minds on the beauty of God's creation.  “Let me run loose and free, celebrating God’s great work...’” (Psalm 35:9, MSG)

This weekend I needed time to clear my head and challenge myself more than I did when running with Alan; I typically run with a trail map and I did not this time.  I regretted that when I could not figure out which trail led me to the Mount Lakeway trail.  The trails are not extremely well marked and many are short, so getting turned around is easy.

This would have been useful during the run.


I did some backtracking but finally got saw the sign pointing me to the Mount Lakeway trail.  After running on it less than a mile, it appeared to end at a rocky wide path leading uphill; since there were no signs and rocky paths go to the left and right, I was unsure if I was to climb uphill along the power lines or not.

I started climbing and then saw a trail to the right that meandered through the trees; I took that path and it was beautiful.  Eventually it ended and I started climbing the rocky path along the power lines again.  When it got steep with drop offs, I turned around.  Since the trails were deserted and I was not sure if I was going the right way, I decided to play it safe on the rocky terrain. 




I wish that the trails were better marked since it's very easy to get lost since there are tons of rocky jeep roads (assuming due to the power plant and lines).  All in all, it was a good exploration run -- took it super easy and did not sprain an ankle. :)

After getting home, I found a trail map that I compared to my Garmin mapping data; it looks like I was going the right way when I was climbing up the telephone pole area and that the trail connects or will connect to others in the area!  Maybe I have found trails like I had in Orange County, CA--- tons of miles possible without running the same trails twice?!

10 Reasons I why I love Costa Rica

If you love nature and long for a relaxing vacation, I highly recommend visiting Costa Rica!  In 2013, we went there for a belated honeymoon and I loved the culture and country.  When we decided we were overdue for a vacation, I researched other warm destinations; with Southwest Airlines offering "cheap" nonstop flights from Houston to Liberia, Costa Rica, it made staying at a fantastic resort near the Arenal Volcano a better deal than many other places.

Going back to Costa Rica and staying at the same resort broke my unspoken rule of visiting somewhere new.  We are not "beach" people and Costa Rica offers fantastic activities in the rain forest.  As we left C.R. and I thought of returning there for a third time in the future, I realized there are 10 reasons I love that country-- in no particular order.

1. "Pura Vida"
That phrase is heard constantly (at least by tourists).  It epitomizes the way of life --- slow down, enjoy life, relax.  Even the dogs wandering around their neighborhoods seem chill.  Everyone we encountered seemed happy and not as stressed as I see in the US.

2.  Hospitality
Maybe it was the resort where we stayed but even the Hilton Garden Inn staff seemed more welcoming that many hotel staff members in the US and other places I have visited.

3.  Peaceful
The country is beautiful and spending time in the rain forest is amazing.

4.  Friendly people
Both trips we felt welcomed by everyone we met.  Being surrounded by smiling people saying "Pura Vida" makes your day that much better!

5.  Educational tours
Tour guides are required to hold a college degree or pass subject-matter tests in order to work as tour guides; many continue their education by taking specialized courses in order to be knowledgeable about the country and the types of things you will see during the tour.  Even our driver to the airport was able to explain how a reservoir we observed was connected to the country's hydroelectric power system.

6. Work ethic
We noticed that the staff of the hotel seemed to be around nonstop and we asked one of them if she ever slept; she said she sleeps about 4 hours per night and works 6 days/week.  I am guessing that is the norm of many resort staff employees.  From what we heard about people employed in other industries, that strong work ethic is part of the Costa Rican culture.

7.  Educational priority
Everyone is required to attend school!  Wow.  College is free but it is very competitive to get in and there are many private universities.  The literacy rate is the 2nd highest in the world.  Driving through the country, you see schools in every town and they appear to be the heart of the community.

8.  Slower paced life
The speed limit is slower and people are not running each other over on the roads.  People sit and enjoy meals instead of rushing through them--- and we did not feel rushed to eat and leave our table as we often feel in the US.  On the drive to the airport, our driver spotted a sloth, stopped the car in the lane on a two lane highway and allowed us to see the slot and snap plenty of pictures-- crazy to see him motioning cars to slow down and their obeying!

9.  Safety
There is no national military but the police force has grown in size to make the country safer.  Every country has its rougher areas but we felt safe in every area we visited.

10.  Conservation of natural spaces
Costa Rica utilizes its resources for energy --- hydroelectic and wind power are huge!  Many areas around the volcanoes are established as conservation lands and the country does not allow developments in those areas.  They know that tourism is dependent upon their natural areas remaining natural and they make protecting those areas a priority.




We saw major improvements in infrastructure between 2013 and 2016 but I was thrilled that what I love about the country had not changed.  I would love to move there but I know that will not happen.  Instead, I hope to visit there again.  If you are looking for a beautiful country to visit for a reasonable cost, add Costa Rica to your travel plans!

Rocking it at Pandora's Box of Rox - Race Report

I finally ran my first Austin area trail race! The trail running and trail racing vibe is extremely different than a road race and I have missed being a part of the trail running community.  Last Saturday, I ran the half marathon at Tejas Trails aptly named "Pandora's Box of Rox." 

I rolled out of bed at 5:30am since the race started at 8am and the course did not appear to be very far.  The drive out to Reveille Peak Ranch was an easy hour long drive; thankfully the race director provided instructions for locating the ranch since my iphone told me to park along the highway and walk to my destination!  It was my first time to drive through Marble Falls and Burnet and I loved the wide open spaces -- definitely an appeal of TX!

As soon as I entered the ranch, I felt at ease.  The ranch was beautiful and the pavilion where bib and chip pick up were located was huge!  The restrooms were clean and boasted showers --- super nice.







I had plenty of time to relax in the car before the race started.  The half marathon and marathon started together and I lined up near the middle.  The first mile was very slow as we were doing a conga line through the single track.  In the last two months, my longest run was 10 miles and I knew the course was technical, so my goal was to finish without getting injured.

I fought temptation to stop and take a picture with the cattle during the first couple of miles.  I focused on avoiding tripping on rocks or cow pies (eewww).  I resisted the urge to pass people during the first few miles and trotted along tripping but not as badly as normal.  Within the first few miles, we hit a long stretch of the trail that was comparable to running on sheets of cracked rocks; it was hard on my legs and I took it super easy.  That was the theme of the race-- go slowly and avoid falling hard since rock is not forgiving!



Around mile 6, I got brave enough to grab my camera since the conga line thinned out.  Taking pictures while running on rocks is never a good idea for me but I snapped a few and then put away my camera to avoid face planting.

For several miles, I ran with someone who was in town from Louisiana and that helped get my mind off the pounding of running on rocks.  When the course hit dirt paths, it remained beautiful but treacherous as rocks littered the course; I tripped and landed hard on my right hip and knee around mile 10.  My legs felt the effects of the uneven, hard rocky terrain and being severely undertrained.  I focused on picking up my feet and going slowly.  It was my slowest half marathon but I was thrilled to cross the finish line without a broken ankle.  The course name fits the course-- box of rox!

Tejas Trails puts on a fantastic race.  The course was well marked and, though I did not stop at any aid stations, the aid station volunteers were friendly and the aid stations looked stocked with trail runners favorites.  The start/finish had a food truck plus post race snacks for runners.  I look forward to running more of their races.

Running and exercising with back and neck issues

Runners and other exercise enthusiasts are notorious for pushing through discomfort.  Determining when the discomfort is pain telling us to rest is not always clear cut.

Running through pain is inevitable for me since I have chronic neck and back pain.  This week, I broke down and went to my chiro/sports PT and he said it was an irritated nerve and that my prior issues were probably connected to it flaring up.

I have not determined what caused this issue -- sleeping the wrong way or upper body exercise are the only things that seem possible.  It is driving me crazy but I'm thankful I've been able to continue working out since that gets my mind off the pins and needles feeling and pain.

I'm not new to back issues..

I suffered major neck and back injuries starting when I was in junior high school and was involved in car wrecks that further damaged it.  After a back injury in jr high, an orthopedist told me I would never be able to run.

I exercised after that but I listened to him about running until 2007.  I was asked to participate in Team in Training and signed up to fundraise for and run the Nike Women's Marathon.  My best friend's mother passed away from multiple myeloma and thinking of her passing and my friend's loss got me through the tough training runs.

Crossing the finish line of that marathon, I hooked on running and decided to do another marathon.  Throughout all this, I deal with being in constant pain in my neck and entire back; I often wonder if the back injuries created muscular imbalances that are why I am injured so frequently...multiple doctors and physical therapists have said that is probably true.

I do not allow pain that is bearable to be an excuse for being a couch potato. Instead, I view exercise as a way to strengthen my body to prevent other issues.  Exercising often makes me feel better and loosens up the stiff muscles.  Days when the pain escalates, I do more stretching (ex: yoga or pilates or barre).  I know many with back and neck issues cannot run or do any form of exercise but I encourage those who can to workout and to modify exercises as needed.

The power of a compliment

The words of a complete stranger can make a person's morning!

I felt blah this morning when waking up and forced myself out of the door for a 5 mile easy paced run.

Whole Foods is an easy stop on my way home and I love their iced coffee; I treat myself to it on Saturdays and last Saturday, a random guy commented on my calves while I was waiting for my drink.  I was unsure if he was using that as an excuse to talk to me since he continued the conversation when he saw me at my car.  I don't wear my wedding ring when running so I am leery of guys talking to me when I'm not wearing it.

Today I still felt blah getting my coffee and I noticed a young lady looking at me; I assumed it was because I had a lovely, post-run odor.  Then she said, "You have impressive calves."  Not what I expecting!  I recovered quickly, laughed and said, "Thanks. I love to run a little bit." She laughed and commented back just a little.  That quick exchange and her compliment totally made my morning.


I admit I posted on IG about it since it will serve as a reminder to give other strangers compliments (when appropriate); you never know if it will be the thing that turns around that person's day.

I carried that positive mood with me to my Pilates reformer private session and really enjoyed the session.  I've been struggling with dealing with stressful things in my life and I was able to let it go and focus on the mind-body connection that makes Pilates so effective.

Groupon makes trying Pilates affordable!

Groupon and LivingSocial are addictive and make trying new activities super easy!  Thanks to them, my hubby and I went kayaking and attended BatFest in the fall.  I saw a few deals for magazines and could not resist, especially since I am obsessed with HGTV.  HGTV contributed to our choosing Austin as our new residence; I fully believe that God works in mysterious ways and Austin was featured on tons of shows we watched immediately after our Costa Rica trip where we met a family from the Austin area.  But I digress...

I saw a deal for 4 private Pilates reformer lessons at AustinGirl Pilates and could not resist.  I am still using my Groupon pack for GreenBird Fitness (Pilates mat, barre or yoga options) but have wanted to try out the reformer machine.  When I was in PT for my hip, I did some exercises on it.  Lessons are not cheap and I'm a bargain shopper so I held out until I found this deal.  It was a bit of drive but too no time on Saturday morning....during the week, I avoid the 360 since it's like a slow conga line.

The studio is in really nice residential part of Austin and I immediately felt at ease with the instructor Susan.  She analyzed my posture and gait and I told her about my running hobby addiction and my glutes not firing.  The 45 minute lesson was tough since I had to focus on getting my muscles to fire in a pattern.  It was totally different than the Pilates mat classes and videos I've been doing.  I felt an inch taller (I wish!!!) when I left.  3 more lessons left in my package and I'm trying to figure out a way to make incorporate the reformer long-term.

Sunday Funday instead of Sunday long run day

How do you handle  your training plan when you feel "off?"  This weekend I failed in the "sticking to my plan" mentality.

Saturday I felt strong and did a Pilates reformer class (1st time ever!) and had a strong 5 mile run.


We celebrated Valentine's Day with a dinner at The Grove and soaked in the hill country views on the patio.






Saturday night I went to bed later than normal and expected to sleep well...4am I woke up and could not go back to sleep.  At 5am, I gave up and decided to have a productive early morning.  I debated running before church and talked myself out of it.  I read, did a PiYo core workout, grocery shopped and cooked breakfast-- way too much before 9am!

Normally I have no problem running immediately after church but today I felt off and we went house hunting instead.  I still could not get motivated so we went to Whole Foods and did our assignment for our church's life group.  I convinced myself that I could run 5-6 miles and that the 8 miler during the week could be my longer run; many times when I start running, I feel better and can stick to my planned run.  Today I had zero desire to run 13 miles after getting started and "slogged" through 7 miles.  Sitting on my balcony having a glass of wine and snacking sounded so much better than continuing running.

So happy to be done with my run and ready to be lazy!

Cross training variety

One of my downfalls as a runner has been not cross training.  Finding time to run is not always easy and adding anything to my work out time did not appeal to me.

Last year I pulled my hamstring doing PiYo -- go figure.  That and the ensuing muscular imbalances kicked me out of running for months.  For my mental sanity, I started finding videos on youtube for various types of workouts; I am never bored or have an excuse not to do something active.  10 minute kettlebell, pilates, or HIT works out are awesome ways to kick start your day when you are short on time!

What do I do?  It depends on my mood, energy level and whether or not it is also a run day.

  • Yoga - Many days I do a 10 minute power yoga routine.  If I am limited for time, that will be my workout for the day.
  • Pilates - I take mat classes, do Popilates or other videos I find on youtube or create my own workout.
  • Kettlebell- I tried several I found on youtube but I typically do ones of these - Fitness blender 10 minute workout, from BodyFit by Amy, or by Tone ItUp
  • FitSugar- I just discovered this!  Today, I did this bodyweight workout and, though it seemed easy and filled with too many breaks, I felt it afterwards and worked muscles in my back I apparently have not worked in ages!  I followed it up with two of Cassie Ho's videos  (6 minute butt blaster to work on activating my glutes and 3 min turbo lower abs) and the fitness blender kettlebell workout.  I decided to do a double threw in this 20 minute HIT workout from FitSugar as a quick late dinner break from work.
I made sure I foam rolled my back since I know I got in a killer workout today!

"Traxporlation" continues

What is the best way to spend a Saturday afternoon?  Trail running and exploring the area (ie. "traxporlation").  The trails at the Hamilton Greenbelt are shaded which is a huge plus for an afternoon run and I wanted to venture beyond where I ran last year to see where they connect to Hurst Creek trails.

I needed a 10 mile run this weekend and knew it would mean running some of the same trails more than once, which I did not mind since the trails are so pretty.  The trails take you through a community and it is odd to run in people's backyards at time but the trails are very pretty.

There is a wide path that runs through the greenbelt but I choose the path less traveled.  There is a windy, rocky, single track running parallel to the main path and it provides the best scenery and challenges.  If you take the single track, you end at the creek bed.


It has not rained much this year and the creek area is drying up.



Last time I ran here, I did not run up to the Hurst Creek trail and today I made that part of my exploration.  It did not disappoint!  The trails are very well marked and continue to wind through the trees.


In Hurst Hollow,you can venture to the look out post and the views are incredible.  Being able to see the water below was a treat.




It was a great run, though I turned my ankles a couple of times and feel that tonight.  Lakeway is one of the areas where we have been house hunting.  I fully admit that having a trail in my backyard is enticing!
